I wasn't going to make an insurance claim, because I don't think the other damage will go over the deductible, but I changed my mind on that, so we will see what insurance has to say about the whole thing.  

A Challenge at that time of year is winter is fast approaching and filling rentals in winter is harder to do.  

However, property is selling extremely fast here in Utah Valley so I know they could get 240k if they were to put in on the market. 

Hi @Andrew Magoun The way to be able to draw on your equity without changing the terms of your current mortgages would be to take out a HELOC or 2nd mortgage.

It may just be time to change tactics.Have you tried driving for dollars and then sending personalized, hand-written letters to the owners?
