I assume if I would legally have to tell the seller everything I know about value then I also would need to legally disclose everything else I know that the seller might find important, which again, could take days.If I were a Realtor -- governed by NAR -- I'd have a responsibility to act in a certain ethical manner.

So if there is a 'business' that hooks you up with a cash buyer, then it is ethical, but if it is a 'wholesaler' than it is unethical?

I do disclose on my agreement to purchase as I think it's an ethical issue not doing so although I'm still not required to.
