Personally I prefer to have about 20% down if possible to make sure I have enough equity in the property in case rents go down or values go down and I’m forced to hold the property for a while untilThe market returns.

Slow down, and don't push a bad position. 

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

While it may be thrilling to want to get going right away, investing the time to establish a solid base of contacts, savings, and expertise can position you for long-term success. 

I have spent the majority of my investing career buying distressed properties, rehabbing them, and then renting them out for positive cash flow.
