The outside needs 3-4 large trees cut down as they are rotten and leaning over the home, front and back deck/porch need to be replaced due to the wood being rotten and steps broken, house needs to be cleaned and pressure washed, front and back yard needs to be fixed as everything is overgrown it looks like a jungle, as well as a few minor things.

An experienced real estate investor could possibly do that, but there are many properties where the seller represents the property line as "about 100 feet or so out in the woods, past the fence" only to learn their actual property doesn't extend out into that open space.
