If you find a septic designer in your area, they should be able to tell you if the system is adequate for current usage or whether, if any part needs to be replaced, it would need to be upgraded; then you could speak with a septic installer and get an idea of the cost for all or part of the system.  3) Can you control the behavior of the tenants to protect the system (can you prevent them from flushing personal products down the toilet, or pouring bleach down the drain, or washing paintbrushes in the sink)? 

As Jay pointed out, there are some bad characters with plenty of cash looking to set up a meth lab or their dog-breeding business.3.

1) don’t let the tail wag the dog.

Back in August 2020 he decided he wanted to get the swamp cooler working (i didnt ask him, and he is not allowed in the house other than for work), and he fell off the roof & has been out of work for months. 6 months forward, he is back to working, abusing the property (multiple cars, family members, dogs), staying in the home he fell off, and refuses to leave with a recent letter from a lawyer asking for damages for the fall.

Anyways, I'd like to at least attempt to create some type of perceived responsibility in my lease for this kind of behavior, which can cost the landlord thousands of dollars if gone unnoticed (water billed quarterly).Thanks in advance!

Plus we may not be able to have our dog and we would have rising rent and owner sell out from under us risk amongst other runder their thumb rules. 

They have a beautiful dog, Boscoe, that is like a big bear and one of the sweetest dogs I've ever met.

Private back yard for their kid or dog, designated parking, clear boundaries for landscape responsibilities, etc.

Not really fair to compare that to your typical downturn which your other responses reference.Anyways I have no dog in this fight and I’m not trying to argue with you.

The sacrifice you may have to make for a property like this is the tenant behavior.
