Connections, direct mail, MLS, etc.?

Hi, I am about to start Direct mail for the first time, I am wondering what you would prefer postcards or letters when sending out mailers.

A agent might do some searching or set up an automated search but except in the relatively small number of deals where the agent has an inside track about a property to come available the agent isn't making a huge difference for the finding of the deal.

Self directed IRA's can be used for investing into homes...so I've heard. 

Schlage Encode is the most used and recommended lock for STR's.I saw were Airbnb announced direct integration with this one lock.

Have you asked the person who trained you for direction? 

I personally want to use this strategy to lock in a lower interest rate on a rental property (being 20 years old with a small amount of credit history). 

Does anyone know the process when purchases a currently rented/leased small multifamily when it comes to assuming the current leases.
