Philly is definitely growing but has its difficulties.

The idea is that if you have a property that is being rented and that renter sues you for some reason, they will have difficulty finding what else you own. 

I had one tenant a week back who expressed they might have difficulty paying, but he paid on time yesterday, and he is usually a 5th of the month payer.

Im thinking this might be a good strategy to make up for the cash flow difficulty.
