Andrew Isaacs I agree this takes in many issues, maybe you can chime in on a modification of the by-laws to two areas for stock holders to manage, dividing the property by a legal description only within the holding company, allowing named stock holders to manage, sell, convey, encumber, etc. by special POA as this could be done without a change in title.

For example, I end up with a property with a Torrance, San Pedro or Harbor City address and zip, however the legal description indicates City of LA.As a busy trust and estate lender I had my eye off the ball and did not pay as much attention to the matter.

However, the Ohio Department of Commerce Division of Real Estate does say that posting an add to sell and assign your legal interest in a contract and posting a description of what that contract covers IS legal.

I would try and stay out of her situation.A standard lease (make sure the description spells out what space is the tenants and what space is common) with an addendum of a roommate agreement (house rules) would be what I would use.You might want to get the specifics of what the "etc" is that she wants to avoid.
