Learn how to make as much as money as you can with a proven model or go with a brokerage will constant feed you leads that you have to convert.  

Some are just seeing REI as a get rich quick and think going to a specific guru or business model is the answer.  

Using various resources I was able to build out a cash flow model to help me analyze potential deals.

Intention would be to buy, rehab and then rent.Strategy discussion:   Upon completing the rehab, I would then take a Cash-Out mortgage to return liquidity to my portfolio, and then likely purchase next house with that cash.Help me understand if I am missing something in this model?  

Have you had to evolve your biz model now that there are crowdfunding lenders in the space? 

Their (the broker's) model is to show listed homes.

There was no plumber involved abt included free delivery and installation.Bathroom upgrade costs where about $75.  

When I work with people on the "Real Estate Investing" process, I start by letting them all know one thing, "We may be starting as a wholesaler but wholesaling is not a sustainable business model".

That is my business model, doesn't work for a lot of people but has done me quite well so far.  

There currently are no true buy-and-hold crowdfunding marketplaces (although there are a few, such as Home Union, that are trying to do something close to this model).
