Hi,is it common to set up LLC for income property in CA to protect from lawsuit despite $800/yr tax?

While this is less common right now, some loans are assumable.

Recommendations would be greatly appreciated.It would be light property management duties, ie. posting notices from time to time, taking photos here and there, as well as any general items that need to be done locally that would be time sensitive.If anyone knows someone that's local that might be interested please get in touch.

Thank you, everybody, the common practice over here is that when tenants break the lease they do not expect the deposit back at all, but usually they leave some kind of mess behind, so they owe money anyways. 

It is not a common request.

Send the resident tennat and their handler a rent increase notice according to your state regulations.

I would sent them a notice, mailed or handed to them informing them that they are not permitted to drive on your property.
