I currently have 20% of the 200k and trying to get financing to get the property/land, but having issue obtaining a Land Lot Loan, which I was told would be required for this type of property/land, since the property on there is not livable, and so therefore a residential loan will not work.

There are certainly issues including how many and what types of properties you can sell with these methods and to whom, but most of those are consumer protection issues.  

Any recommendations on what type of loan to get?

However, for a new investor that has not done this type of transaction, it can be a bit intimidating.

Things are just easier when I can invest with some type of capital.While I'm doing so, it seems I've gotten a bit ahead of myself with the advertising (haha) and now calls from my website are starting to come in increasingly regularly.

Hi Everyone, for vacant buildings in California (warehouses, retail, office) The best rate i found a months ago was USLI, any other companies that do this type of insurance?

Plus they are getting into extremely detailed questions like what type of piping, electrical, etc.... 

What we learned in the first few weeks - months at teammates, was that we really were not seeing the type of growth we expected to as realtors.
