Hang in there.

Penny wise and pound foolish.Hire a contractor that will pay you or credit you for work you can do;But, you must do it correctly,do it on time as required,not do something that hangs other subs waiting for you or getting in their way,And, get a 1099 because if you don't you'll be overstating your flip income and understating your earned income.

While some who have it may still be a bad actor, those who do not you can eliminate the proverbial low hanging fruit.

I thought creative financing was done from knocking on doors, hanging up signs, etc. to find distressed home-owners?

My biggest hang up was whether the company name was on the logo or not, sometimes like for a t-shirt I want the name on there but for my business cards (which I get from Vista Print by the way) I didn't so I had to do some editing on my own.

I do not plan at this time to actively be an Agent, but rather to hang my license at a brokerage that has minimal fees (and minimal support for me) like @Tim Angevine referred to.I don't know what brokerage that will be, but I know at least one person that is paying under $40/mo. to hang his license.

I'm hoping to learn as much as possible, meet as many people in the industry that I can and hopefully get to work with and help others one day, once I get the hang of it.A little background about myself:  I'm married with 2 awesome little boys, Jaxon - 2.5 yrs old and Carter - 6.5 mnths old. 

Parisi's was a used clothing store, the condos to the south were a vacant lot, and most of Tennyson St was old buildings with various small businesses just hanging on.
