I had to go 30 mins north of the city, but it allowed me to get 2 duplexes under my belt.

It definitely  allows for more exposure for your  property.

Lenders only get paid when the loan closes, so it doesn't make sense for a lender to allow their Loan Officers to do loans for less than $100,000 as both the lender and the loan officer will make virtually nothing, yet the loan will take the same time and effort, (Actually more time and effort as there are fewer lending partners) as a loan that is $100,000.00 or more.

Also, just be sure your local laws allow for such a thing.

If you are unable to find a DSCR lender who allows for that loan size, you may want to try finding a true private lending individual who who will fund this for you.

We had one tenant who would bring different guys over almost every day and it was weird for us lol but we never told her she wasn't allowed to have anyone over so we just let it be because she was a great tenant besides that.

Houses are better but still some zones such as Boca Raton don't allow air bnb rentals on homes. 

This allows me to keep my paperwork fresh, add any changes I need or to use an updated lease that conforms to ever changing state and federal laws.

This has been allowing us to get creative when structuring offers.
