I don't know many buyers that have the desire or ability to put an extra $16,920 'down' at the buy to save $1080. 

You have to work your 40 or 50 hour week and spend an hour or two per day EXTRA and 5 or 6 hours on the weekend to make it work.

The front and back porches have settled and still have the old brick and cinder block columns along with some makeshift added supports.

IF it rents for anything under (Fill in the amount you think it will need to be then add a little wiggle room)  a month it won't cash flow.IF it is in a class C market one block from a D class I would not have high hopes for it appreciating.

Current situation:So I don't have much funds but I do work a part time job and have few side hustles that I try to generate any extra income.

I believe I can ask for higher rent and deposit, but wondering if the risks are worth the added income.I'm reaching out to my insurance carrier to understand if my coverage needs to change. 

I'm not sure why they can't at least give you some pics showing the condition and layout of the inside of the unit.When I market my properties, in my ads I show pics of the inside only (no street or address, just city neighborhood), but once I start a dialogue via email with a prospective tenant I give them the address so they can do I drive by.
