I was looking for a refinance on a 14 unit apartment complex in GA for $1.3M.

As a PM, we manage units in Condo ***. but we do not actively seek out this type of business.

I am in 1 unit and rent out the other unit.And My occupied unit I rent out to the roommates. and one of roommates make so much complaint about 2 month.She just move in 12/2023 and left another 9 month of the lease.She refuse to pay the rent because lack of maintanance, there's vibration sometimes behind the shower, cause lack of the support.I already hire 3 plumber and they say it is okay to use it.She never belive it and still want us to repairShould I repair it?

Hi everyone,So here is the deal.Started a PM company 10+ years ago as a subsidiary of our turnkey company (IMO it's a tough gig selling turnkey if you don't also manage in-house)Hated the PM business for a good 5 years or so.Then one day I woke up and smelt the roses and realized that PM is not so bad after all.That of-course came at a time when things actually started to work and we actually started to "work" the systems just as they should be worked lolWe have reached a point now where it's a pretty well oiled machine other than the minor $#@% that we fix on a daily basis.The business motto is systemize, optimize and monetize which is a work in progress but chugging along.I'm confident that with the operation as it is today we are at a point where we can start to significantly scale.Organic leads are flowing in nicely and we grow at between 10-15 units per month or so.My questions are:1) How do we potentially find other "mom and pop" shops what want out of the business and we purchase to take over?

Has anyone successfully built a full rental unit in a single family development with an HOA, specifically Douglas County?

What caught my eye about this one is the under rented unit prices..

I would use the proceeds to buy some cash flowing 1-4 units.

I'm looking to purcahse a triplex or 2 unit using fha loan also live in one unit. any advice on which suburb of chicago is good to buy this type of property or where i can find that type of property spending no more than 350k. any advide will be very appreciated
