The issues that did come up, we were able to get our maintenance company/super to handle or we handled directly with the the tenants. ]Is it too difficult for you to manage it from the West Coast?

They have been super responsive and are quick to solve any issues I may have come across. 

It's occupied by a longtime tenant who's super sweet and nice so I'm also conflicted on this front.U3 - is currently occupied by a voucher holder but it's paying slightly above market rent and the gov is always on time with their payment.In the short term I'm planning to keep both tenants and switch them over to a new lease with a $50 increase.  

Mt Vernon isn't a just super happening area so it may not go super fast.

If your day-job income is super strong you might get one or two investment property loans out of them, but you won't be doing any real estate empire building going that route. 

I just don't want to add an amenity that will end up becoming a maintenance hassle for my super (and ultimately me).Thank you in advance for all your input.If you can give me brands and even models , that would be great and suggestions on where to purchase (though I realize this may be tough if you are not in NJ).

Property appraiser, ( municipal county sites have a ton of information ) READ every line of what you find  divorce trusts quick deeds second mortgages, deaths tax liens hoa liens all need to be registered .oh and a big one Building permits this is super important to track additions porch enclosures garage conversions What do they have listed as living space?

I don't think credit reports are super useful in tenant screening.
