Recent knowledge gained from @BrianMurray ‘s book “Crushing It In Apartments And Commercial Real Estate” has changed my perspective on what is possible, and where I should set my aims.

S Corp?

I invest in C properties and some units are left just as nice as the tenant(s) entered them and some are a wreck (my one-bedroom apartments tend to stay in the best shape - larger properties with kids typically get wrecked to some degree).

Our plan has been to work on this house, save as much money from our 9-5's as possible and learn as much as we can through books, forums and mentors before selling and using the profits to get into multi-family units.

Unfair or deceptive contact by the holder of a tax certificate to a property owner to obtain payment is an unfair and deceptive trade practice, as referenced in s. 501.204(1), regardless of whether the tax certificate is redeemed.
