What type of communication do you need to have with outgoing tenants to make sure you are respecting their rights, but also giving yourself enough time to find someone before letting the unit go vacant?

I have been listening to Bigger Pockets for quite some time and am currently working with 2 of my colleagues (which I highly respect) to kick off our financial venture within the next 6 months.We have monthly and quarterly financial obligations for each partner to reach. 

I made this mistake on my last tenant, only talked to the current landlord (who may or may not have been the actual landlord)Come to find out the tenant was a serial liar and had zero respect for the property or paying his portion of the rent.

@John CavaSpeaking with an estate planner would be a good idea, but with respect to the IRA it is actually pretty simple.The LLC is simply an investment of the IRA. 

Should I respect that Covid listing price or offer over market value just respecting the ranges of my investment math?
