I too asked that of a local agent that is part of a RE investment group I belong to and she was great at getting me some information and discussing the very same thing.What she mentioned about the schooling was it works for some just to do the online but others need/want that classroom atmosphere to get answers quickly.

Also what's the best way to get the money when I need it to close a deal but not before then so I'm not paying interest for it just sitting in an account before I close a deal.

Most County auditor websites will have tax information regarding if the account is current.

I can't find much out about them online.

Traditional investments are more hands off, but I would work on growing the account a bit before you get into buying individual properties.

What hurts Investors that use this formula is it does not account for Holding Costs, Backend Selling Costs, etc.I use the following formula to determine my Maximum Allowable Offer (MAO).
