Just starting off, I am wanting a cash flow 4,3, or 2 unit property.

I originally lived in it, but just bought my second property and moved out, and had someone move into my room (4 bed, 3 bath, all 4 bedrooms are rented out individually).

PML typically just means that a private investor or fund or insurance company has appetite for riskier loans with higher yield. 

Just like auto insurance, it isn't to buy you a brand new car, it is to fix yours or give you the value of the car as of the date of loss.

With just 1 house you definitely need to be on Airbnb and VRBO.
