What level of material does the unit call for? 

In the past on a different property I've called the lender and confirmed it is okay to do this in order to not have a due on sale clause prior to quit claim deeding it into an LLC.I've heard sometimes the lender will say you must refinance into your LLC in order to quit claim deed it to not trigger the due on sale clause.

You can also call the city planning and zoning department, give them an address and they will tell you if the property address is in a zoning suitable for nightly rental. 

Anyone with experience here with this and can jump on a call and talk about pitfalls and best approaches that work at securing a deal?
