Short-term rentals, commercial properties, self storage?

Hi All,I'm looking at a self storage listing that is listed for $5,000,000.

Keep it in storage off the property in case you ever want to sell the house.  

There are also 5 storage units, all 5x7, in a separate building in the middle of the shared lawn area.

I didn't buy another until age 46, then I accrued 33 rentals and 135 storage units in five years.

He really likes self storage more than retail.Zips car wash is more a special use NNN property so harder to repurpose if it goes dark.

I was thinking of building a multi unit type garage and renting it out to the tenants or anyone nearby who wants to store their car or just have storage. 

I’m considering investing in a self storage fund but I’m trying to understand if there will be any tax benefits.

It’s only a few years old, very nice complex, but has potential value add with a small empty lot next to it that could be garage spaces or storage space for tenants.
