For example, say you owned a MFP with many units or an out of state property that you can't or don't check on too frequently and the property manager says there's a vacant unit that they're working on filling but they've secretly rented it out and are pocketing the money from the "empty" rental unit, whats the simplest way to find out whether this sort of thing is occuring?

Snow birds I found in my experience to make frequent maintenance requests which turned out to be non issues like not knowing how to use the AC or TVs but costed me money and they ran up the power bill.

As far as plumbing issues goes, I would just have a relationship with a local plumber and a drain company because minor plumbing issues are probably the most frequent types of problems that arise with buy and hold rentals.
