I am currently working with realtor but he said the climate is really is for people who has $ and renting out is a bonus not a necessary.  :(.   

I've been struggling with this topic myself - as a white woman I know I'm privileged and I had the bonus of having well educated parents and my dad was a stockbroker who taught me not just about money, but about wealth. 

Bonus 1-2% of grc for achieving or maintaining occupancy milestones.

Statistically, you stand a better chance of getting your money back at a craps table in any casino of your choosing, and that includes the collection agency approach. 

Hopefully you'll find the right one who can be an asset to your clients and pays a referral bonus! 

Yep, he'll make a lot of cash from sales.Yep, there are a lot of affiliates selling it and offering some pretty crazy bonuses.

In terms of cash flow vs. appreciation I look for both, but ideally I get 20-25% added equity thru forced appreciation off the bat with renovations and any additional appreciation over the years is an added bonus. 

Perhaps negotiate extra bonus on hitting higher milestones.

Heck, on my team alone, I don't think anyone makes less than 250K base plus 6 figure bonuses. 

Bonus info:For you out there that are nearing 59 and half and already have your Roths done for the 5 year min term, this is what I am getting ready to do since I am shortly hitting that age.Instead of taking my income from my company and paying all the taxes on that income- SS, FICA, Medicare,etc, I can now run ALL the income thru my Roth accounts and take a defacto salary from it in distribution form and pay NO taxes then.
