Im just wondering if any other investors use it and enjoy the product?

You'll also make money off the houses you list and sell.This is an absolutely WONDERFUL and profitable business, and can be a real win/win when done right--honestly, ethically and professionally.  

Im wondering if I can take my 25% downpayment and turn it into two multi-family homes in another state.

Which makes me wonder why here in Los Angeles there is an extreme housing shortage, rents are going through the roof, the state recently passed an law making Accessory Dwelling Units easier to build in an effort to mitigate the the housing shortage, property values are at a level at or above the housing bubble peak. 

I haven't been doing this as a business, it's been an investment for me so my strategy is perhaps different, particularly since I have a wife with an extremely low risk tolerance, and i'm frankly lazy when it comes to this stuff and my strategy works since it doesn't require a ton of effort.Sometimes I wonder if I should have jumped into a bunch of ratholes back then.
