I have had a lot worse and never been forced to replace it to get insurance.  

I know I need to find a way to start taking action but don’t quite know what that is right now, I’d love to get some feedback/thoughts on what those next steps should look like. 

I have to take this listing down and put $17,000 into to make it meet arv.

I had been living in a PadSplit and was able to save enough to buy a property so I bought this one and house hacked it as a 4/2 using the PadSplit platform.

Event with all that the sale prices have been over the list price on average close to 1.5% over, which would seem a bit counter.If rates end up dropping a decent amount at all the prices could rocket even with inventory growing again. 

I’m new to working on the investor side of real estate, but I’m ready to build strong relationships and dive into this side of the business.
