And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

It would be virtually impossible to return 100% of the contributed cash from year one operational cash flow alone, so I'm going to assume that the property was refinanced and the $100 distribution came from a refinance.

If its on a legit portal and you don't need the $250 back any time soon u should go for it.I understand the thought process but in the real world and in practice when U put so many small investors into a deal and it goes turtle.their reputations as sponsors can get trashed pretty quickly.. with keyboard cowboys who have a whopping 250.00 bucks invested talking about how they lost their investment and the sponsor is a bozo.. the public does not know that it was such a low amount they just fixate on the sponsor and the loss..

I'm assuming they're under valued rents which can increase cash flow.The location of these duplexs is predominantly 2 bedroom units going for $1100-1200/month.  4 bedroom duplexs in this area are virtually non existent.
