It seriously makes me understand why people call snoring “cutting a log.”If the snoring is indeed that volume, it’s not really a reasonable amount of nighttime noise — you wouldn’t insulate/soundproof walls so well that neighbors couldn’t hear each other vacuuming or using a drill or something.

I’d like to know what city/town your properties are in and if you are using a property manager.

I knew the property needed a little bit of work but I was still able to get a loan using a first time home buyers program.

At the time they were planning on using a recourse loan.  

I just sold a SFR rental property for another BP'er who lives out of state - we just went on record at the Registry of Deeds a few minutes ago.I knew that the market was very hot in Quincy, MA where the house was located, so I set the listing up specifically to orchestrate a bidding war, using a combination of timing and strategy.I got about 65 people through a 2-hour open house. 

If a property is purchased using a Self-Directed IRA, and is retained as rental property, can that property be financed out of the IRA into the company/owner's name with payback of the funds drawn on the IRA? 

This will allow people to get to apartment 2 without using a ladder!

In the examples and statements I made here, I was intending to make the point that someone found and bought the properties at a significant discount, using a wholesaling lead generation system.

Like I said this was just an exercise in understanding cap rates using a real world example and NOT a property I was going to bid on or do anything more then just look into the numbers publicly available.Special call out to @Andrew Johnson for the great reminder to do due diligence.

The way I got into my first rental was using a FHA 5% down and living in it for ~1.5yrs, saving up money for the next property and renting out the first.
