You need reserves to hold properties.Your area market vacancy is relevant to cash flow assumptions but not to reserves or holding costs.Consider these aspects;Tenant has a crack party and they get busted and the health department shuts you downFire damage, you don't get an insurance claim paid the next day, I never did.

The software the they claim is very very exclusive, is literally just a copy of a cheaper software that's available to the Public that does the exact same thing.

The ONLY way the problem can be fixed is by replacing the line.The seller claims 'problem has been fixed', so he should be able to provide proof of this.

Couple other things: - get weekly vacation rental liability insurance, most normal policies will not cover claims if they can prove you rent more than 3-4 weeks a year.
