Doesn't really make sense there isn't a promissory note, but bottom line is that there should be a deed of trust filed and it needs to be released.

On the other hand, you COULD work out a less formal deal --- based on trust.

I got approached by two people that I trust but they are not able to buy house on their own.

If you trust them to do a good job, then give them the paint, but in the amount of time it would take to do and you having to drop off the paint, I'd just go and do it yourself.
