PMs can be hit-and-miss and out-of-state makes it harder to get referred to a quality PM.Across the country is a little different because you'll have to factor in 2 trips a year just to "keep an eye on it".

I'd rather not have to take numerous trips up to NY and would like to use a local lawyer if possible.

If a dryer pulled too many amps, the breaker should have tripped.

Travel: I budget $2K per trip and take a long weekend.

Obviously you probably won't have the time to make multiple trips to the states per month if you live in Abu Dhabi, but are you able to visit once per month, or once per quarter to view properties yourself?

Can you visit by day trips or overnight stays?
