I know that's a very random/specific example but even the attractiveness of the rental house can be market specific.  

It also depends on your area and who you’ll attract. 1000 sq feet is a large area for a STR 1 br.

We're considering making an offer to buy 15-25' of the lot behind so that we can create a decent fenced-in yard to make the property more attractive.
