I've gotten emails from three different contacts there, one asking me to verify my account, another asking me how great my experience was and if I have any questions and a third giving me helpful hints and tricks.I've responded with all the info they want, they take FOREVER to get back to me (and maybe I'm impatient here, but I'm used to responses from people like this within a couple of hours, not 8-12, especially when THEY email ME) and they're ignoring my responses and asking for the same information multiple times.

so i am wonderingmy grandmother has a reverse mortgage she is going to be giving the house back to the bank in two or three months. it has the original furnace from the 1960's in it and it died so she needs a furnace but she can not afford the furnaceshe owes way more then the house is worthif i buy a new furnace and have it installed will i be able to take it back when she give the house to the bank?

I hope it's not too late to invoke the partner aspect, it allows you to be a lot more demanding in terms of your due diligence, and it allows you to not be the bad guy if you have to turn them down ("I wish I could have helped you but my partner said no and we can't invest any of our money unless we both approve the investment").To your original question, IF you decided to make a loan like this, I would see three options:Unsecured personal loan (weakest/worst/don't do it option)Secured loan - they buy property and you are the lender secured by a mortgage on property (better)Rent-to-own - you buy property and they rent from you with an option to buy (questionable esp w/ family, may be tricky or illegal depending on how structured, etc. and see next point re: owner-occupied)However another aspect is that since this would be an owner-occupied property, there are a ton of consumer protection laws (Dodd-Frank) that apply.
