If you want as little out of pocket, then these additional coverage's are a must.As far as individual coverage's go, without making this post several pages long, the coverage that can have the largest impact on claims being paid out is Replacement cost or Actual Cash Value.Replacement Cost will replace your property no matter the age or value of the property lost.

Like @Ann Bellamy mentioned, my lease also specifies that all payments will be applied to outstanding fees before being applied to back or current rents.What I am unclear on, and I would greatly appreciate input from others, is whether or not I can simply send updated lease verbiage to tenants whose leases have expired (and are therefore month-to-month), without getting their signatures, or if I have to take the time to approach each of them individually and get them to actually sign the new lease.

As to education, what you pick up might be how to deal, you aren't really learning the game because they don't teach the basics of the game, what the rules are or usual and customary aspects of real estate, so much.
