For the most part it's been fine but her performance this morning and rental history tell us it's not a good fit. 

A lot of sales contracts will have a specific performance clause where they can technically sue you to close on the property.

You find something underpriced, maybe perform some minor painting or other quick fix, and then resell it for a discount to an investor. 

The deal performs based on 1) acquiring at the right price (metrics above), 2) operating well, and 3) and disposing or selling at the right price. 

How has your properties in GC been performing?

I also like to ask them what it would do to their friendship if that person didn't perform on the deal.

I can think of ten different ways how your net will go up or down depending on the agents performance by $2,500.PS: when I was managing a business unit at corporate through the 2010 depression, the first thing the board wanted me to cut was marekting and sales people to combat declining revenue.

ROI is much higher and can out perform those betting on appreciation.
