You can learn everything you need to know on BiggerPockets, and other free or cheap resources like books, online search, youtube, facebook groups, and local REIA groups. 

You should probably start by identifying the target property and have it under contract (or close enough) before you sell the first one.

I've read material through various resources that buyer pays closing costs as long as it's put in the agreement. 

I invest here because I live here, but if I was out of state, DFW would not be on my short list of markets to target.

You can specify the type of property you want and target owners who could be ready to sell.

The laws vary greatly from state to state.Regardless of what area you choose, I can not stress enough the importance of seeing the property with your own eyes or if you are investing remotely, having boots on the ground that knows the area you are targeting.

I am a very resourceful person so I actually enjoy finding different ways for doing something.
