My question is, does that begin from the moment it became a rental or is there a "lookback" period, allowing me to count prior repairs & maintenance for a certain amount of time?

Only a few buildings in Sunny Isles allow daily rentals AND some that do have restrictions on the time that the owner is allowed to reside there.For condo hotels (most buildings in Sunny Isles allowing daily rentals are condo hotels) you will need at least 35% down UNLESS you buy in a building that allows monthly rentals, in which case likely will need 25% down as none of them are warrentable.

If your friend doesnt have a rental license and everything that goes along with that (lead cert/etc) they are not legally allowed to collect rent and if they go to a judge they will most likely make have to repay any rent collected.
