What do you find most valuable here--Vast pool of experienced investors-Being able to network with local and distant investors-Create partnerships-Learn from others mistakes and successes-Ability to help others-Generate new ideas-Or something completely differentI am still amazed that such a great site exists w/o any pushy sells products and numerous helpful experts that log on each day to help others.

Ok guys so as I prepare to purchase my 1st owner occupied multiplex unit and read more and more about the 2%, 50% etc. rule, I notice that my numbers aren't looking like everyone says it should because of how expensive the real estate market is down here in sunny south Florida.

Get 5 to 10 like minded people together pool your money and write the agreement (you are a lawyer) that will define the relationship and the ownership of the acquired property.

All 506 offerings would need to make additional disclosures regarding: a) the issuer's website (if any); b) additional information regarding the percentage of purchasers of the offering that are accredited investors and natural persons; c) the percentage of the offering used to repurchase securities, pay offering expenses, acquire assets, finance acquisition of other businesses, provide working capital and discharge debts and d) the names and SEC file numbers of any SEC registered investment advisers providing advice to the issuer if the issuer is a pooled investment vehicle.

I noticed that price was more reasonable in the Windsor area, its nice to hear the tenant pool is decent there.To answer your question Paul, I would definitely consider investing in the US market, I'm just not sure how to go about making that happen.Thanks for the heads up on the US hotspots.ThanksMatt
