Nextdoor currently has a tenant that is allowing drug dealing thugs to "post up" during the day in his place to sell crack for a few hours and then they move on once the product has moved.  

This transition will hopefully be well respected, as we are trying to get the tenants to make the ultimate decision, instead of someone new automatically kicking them to the streets. :) Thank you All

Ask the wholesaler you partner with which areas are selling the fastest and drive those streets.

I do not think it should matter what business you are in, what business you are in shouldn't effect them. unless you tell them you are into drug trafficking, and gun smuggling.  

This 55 unit deal is spread across four properties that are very close to each other on the same street, but not all are contiguous.

  - Value is subjective and each investor has different criteria - Some flippers want same street comps, others are OK with comps within a mile as long as same school district.

Do your diligence, get to know the area on a street-level, and determine if it's a property you'd buy whether it was turnkey or not.

The housing stock and quality can vary greatly from one street to another and even in some "bad" neighborhoods, there are good areas.  

Homes are poorly maintained, a lot of shabby apartment buildings, lots of people on the streets during the day, etc.
