I understand why people do it, but my instinctive reaction to getting a VM dumped in my lap is do delete without listening and block the number.My thinking in every aspect of my business is to treat everybody the same way I'd want to be treated.

There are a couple organizations in that area worth checking out...one is from 1974, the other is only a few months old (Impact Services & Kensington Corridor Trust) Impact put out a strategic plan for the neighborhood that you should check out if you're going to invest there.

But from years of experience, I can tell you that when you factor in repairs, lost rent, evictions and generally higher crime activity in 'D' areas, you'll end up with the same or lower c/o/c as a B neighborhood.There are good and not-so-good people in all socio-economic classes; but when it comes to renting low c to d properties, you might want to re-think the 'no brainer' aspect of your calculations.Good luck.
