The market has certainly shifted into a sellers market since then and our spreads were tightened up too much by all of the completion that came into our market in the last 48 months.

Anyway, your sentiment is a nice idea, in a Utopian society, of which we don't have. 

You are just shifting one risk over to another of bank calling the loan vs getting sued.
