There is simply far too much variability person to person and you may end up with a local PM who is really good at what they do OR one that is really connected OR one that pays people to refer you to them . . . and there's really no good way to tell until you've gone a few rounds with them.Best case scenario:  have two homes in the same market and test them, one under each PM paradigm, and see how you like the operations and returns after 3-4 years.

Buyers are willing to pay $$$ for additional flexible spaces that can be used as office, gym, guest home for elderly parents or adult kids, or simply as rental to help pay off the mortgage. 

Is there any action I can take here, or do I simply chalk it up to a learning lesson and don't let it happen again?

Many buyers are backing out and the builders are simply selling the homes to the next buyer. 

So correcting this error is a relatively simply manner. 

Simply the cost to repair the damage, backed up with the handyman's invoice as part of the move out and security deposit refund flow.

My guess, with 9.1 being so close is that they simply will get further behind though.One avenue to explore, but that can sour a relationship is to see what other bills they have.

No matter if they do that or not, you should of course reach out to provide simply and clear directions and information.
