Keep it simple (easier said than done)Meaning:a 20k to 40k rehab is 10 times simpler than a 100k rehab (although the budget is only 2.5 times)A 100k rehab will likely yield a much higher return but the complexity will by many folds.

But if you refinance two loans (i.e. a first and second mortgage) then it would just be a single loan and only one set of closing costs even though you were paying off two loans.I like refinancing multiple properties at once as it just makes things simpler.

Again, if it's an off market, cash deal, it's probably best to look the other way to buyer's willing to have little to no skin in the game with EMD.
