Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

BUT, if housing becomes that cheap, how many renters will switch from being a renter to being a home owner thereby shrinking the rental market and thereby the demand and there goes your rental income.

These criteria due to my personal constraints on time (I have a demanding full time job as many of us do) and on connections/team/expertise(I'm not an expert at rehabs nor do I have a team for this yet).So given all of that I am researching on other clever ways of hacking the situation and conditions I'm in to still come out ahed so splitting houses I purchase up into multiple "doors" by renting by the room is a natural conclusion.

I would first ask if the seller has had any of these inspections/reports done.I would also contact the city to see if they have inspected the property, or issued any violations.If everything there is square, great.If not, I would put the property under contract-- then do the inspections.
