Seasoning periods vary and it's not all that uncommon to find a lender that will allow 90 days, even NO seasoning if he can document the value add to the property (invoices, receipts, before/after pics, etc).

If I lived there, I would probably put a dock in vs sitting at a muddy shore, but for a rental, I doubt it would bring in one more cent rent and insurance would probably go up.I see 5 covered spaces, Ideally each unit would have 2 spaces for renters cars and an extra space for overflow.I also see in the insualtion pic, concrete spalling.

If it were mine, I would do all of the following before shelling out money for a secondary system.Check ther attic insulation.Consider installing UV heat repelant tint (it has a service life) on all sun side windows.Have a thermo scan done of the exterior and interior to see where heat problems occur.Have the AC system check by a tech for proper amount of coolant, and to see if its too big or too small.Vent the cooking hood outdoors (if it's legal to do so).Install ceiling fans in the hallway upstairs and in the bedrooms.Have tech make sure the draw air system is sized (and positioned) correctly for each floor.Make sure the thermostat is not a (NASA Project of complication designed to micro manage the temp), and that it is working correctly.Some Techs are much better than others....Good Luck!

So, the total move-in costs (not including pet fees, if applicable) would be $2475, all paid prior to lease signing.Also, we would need copies of the two most recent pay stubs and photo ID for all applicants aged 18+ (I can scan at the showing) to begin the verification process, which only takes a few days.Since choosing a place to live is a very personal decision, please feel free to do a “drive by” of the property, located at 123 Main St, so you can get a “feel” for the neighborhood.

There are many scammers in the Class C markets around the country, so you have to do your due diligence and find a team you can trust - one that supplies pics & videos and is pretty transparent with what they do.Otherwise, you risk being sold a property that is actually Class D, that had slapstick repairs done to it and a crappy tenant placed - which will result in you losing most of your $25k within 6-12 months.

It's free, easy to learn and user friendly.I recently tried MagicPlan so that I could theoretically scan a room to auto-generate the floor plan, but I honestly didn't have much luck...every time I would try to 'add a room corner' the corner would be offset the wall by several inches so I didn't have much confidence in it's measurements...For that reason, I don't think I'd ever use MagicPlan for actual construction documents or measurements.
