I'd hand your deal off to an experienced agent trained with foreclosures and if applicable to this deal, short sales.

The backyard is near Bart train tracks so it will need a new fence to block from outside viewing inside.

You still have to learn the geography of Boston so it would be a great idea to start taking trains to various locations and understand their values, character, as well as appeal (and lack of appeal).

I do have training in raising private funds, so I would be putting that to use. 

Probably not enough margin in that to be profitable for the broker to spend time, resources, training, answering questions, and having liability for a new agent to learn over that period of time.

Account Closed  god forbid on BP your suggesting anyone pay for training  LOL.the most successful wholesalers I know have done exactly what you mentioned they paid multi thousands upon thousands for hands on specific training.the issue right now that is muddying up the water is all these folks with no clue no money no experience think its the place start real estate.. can some do it sure but I bet the mortality rate is better than 95%. 

One laborer costs the employeer a minimum of $1000 a week . ( Insurance taxes etc) Not including tools , truck , and training .

However this may conflict w/ the Skill Bridge program that I am doing in the last 6 months of my contract which stipulates that I will be separating afterwards.Note: Skill Bridge is a technical program that helps to transition service members into the civilian employment world by providing trainings for skills such as my program for Software Engineering.
