RV sites/property development

I am interested in getting into developing raw land into RV property. I would like to buy some property, break it up into a mixture of 5, 10 and 20 acre parcels with access to each and run stub outs for  water/electric and possibly fiber-optic cable to each parcel. Does anyone have any experience or advice on this? I would love to find a mentor or someone to help me figure out where I would even start with this. I do have training in raising private funds, so I would be putting that to use.
