Default by Client In the event Client has violated the Non-Disparagement portion of the Terms of Use due to the fact that such disparagement can cause lasting and irreparable harm the Client shall owe Company a minimum of $50,000 as an initial penalty or $10,000 per person who reads or is otherwise exposed to such disparagement (whichever is greater) in addition to any other damages Company may have incurred in costs or damage to it’s reputation and/or goodwill including all costs of enforcing the terms of this agreement including reasonable attorney fees.

Go find some neighborhoods you'd feel comfortable investing in then a connect with a reputable property manager to discuss your other concerns (vacancy etc.). 

@Tomiko Graves greetings,I recommend that you use a reputable tenant placement agency or property management company that has experience in subsidized housing programs. 

Hire a plumber for the hard stuff,  but if it is unoccupied maybe you can do some of the demo like tile removal.

Perhaps the PM has someone qualified on staff (perhaps not), but is it really worth it to pay someone >30% of your revenue just to save on the very occasional emergency plumber (or whatever) call?

I get dressed, drive to the property and find another plumber there.

Don't wait until your roommate put grease down the drain to have the conversation he is responsible for that plumber bill. 

Most of the really well established guys are booked months in advance and can charge top dollar based on quality and/or reputation.
