So, the best way to handle it is to keep the eviction clean and simple (no statement of claim), get them out so you can replace them with a good tenant, and then go after the arrearages in small claims court.

The 20k the seller is contributing towards repairs/upgrades will be used for immediate repairs (replacing 2-3 water heaters, 3 hvac outside units etc) and sprucing up the property (CCTV, Lights etc). 50% of year 1 cash flow may also be put towards capex.

If you remove major appliances without replacing them *while* she is a tenant, I wouldn't be at all surprised if the "uninhabitable" argument could be used against you.
