I don't know what a regular SFH sells for in that market (I just know the COMPS you said about other townhomes) but if you can buy lots of homes for under $100k I would think that people that can't qualify for a traditional mortgage may not have the 3.5% for the down.

That third unit needs to be a regular dwelling unit (and comply with related parking) and can't be a companion unit.I understand what Tyson's saying about intent of the state-level ordinance, but that's not how the San Diego ordinance is written.On the financing, I've seen no distinctions between companion units and dwelling units. 2 dwelling units + 1 companion unit = successful conforming refinance in my experience.

They'll be able to get you a regular flow of deals to look at and if they're worth anything at all provide some reasonable rent/sale comps to contextualize the deal as you get closer to closing.

For us, the best practice is to drive by and observe the exterior often (monthly is good, weekly is better), inspect the exterior in the spring and autumn, inspect the interior regularly (semi-annually is good, quarterly is better), and deal with maintenance needs and damages as we find them.

I'm saying this as a caution to those who think subprime caused everything - in reality, subprime was the catalyst (ie, COVID today) and as the equity disappeared, people defaulted in droves, as soon as it became Socially Acceptable to do so.COVID essentially just gave everyone a free pass to default, and not be embarrassed. 4th qtr 2021 is the concensus, among those I still talk to regularly in the Default Servicing space(I used to own a mortgage lender/servicer company, back in2007, got out with my skin but barely.
